This shopping center off Interstate 20 in West Monroe LA had a twenty year old smooth built up roof that was worn to the point that the owner was going to be forced to tear-off and replace if they did not do something soon to restore it.
Tom Leverton, with Pro Set, Inc. in Monroe, was asked to design a system to waterproof and restore the roof so that full replacement would not be needed. He found typical asphalt roof problems with this building including cracks and splits caused by extreme thermal expansion and contracting. The biggest problem with this roof may have simply been the color. A black roof top in a warm environment will break down much quicker than a white roof will primarily because it attracts the heat rather than reflecting it. The infrared photos show the extreme heat from the parking lot, interstate and the portion of the roof that was not coated with the infrared scan was taken, truly showing a picture is worth much more than a thousand words.
The system Pro Set installed included spray polyurethane foam on the penetrations, transition points, and even in low areas to eliminate water from ponding on the roof. They then applied two coats of American WeatherStar Acrylic 211 to give the owners a bright white, energy efficient water-tight roof coating system that will service the businesses for many years.
Not only will the “cool roof” last much longer it will also benefit the tenants by lowering energy bills and cooling off the interior.
